Survey and repair before covering defects
Moisture, unstable material and recurring cracks need assessment before new finishes conceal them. Explain prior work and available records. A generic survey for another purpose may not resolve all information needed for the intended refurbishment. Agree what investigations precede design and pricing, and how findings change the scope. The renovation programme should define the order of structural, plumbing, electrical, heating and finishing work. Appropriate competence and documentation differ between trades. Ask who coordinates interfaces and who approves design changes. A general building quote does not automatically include every specialist task. Keep service changes and concealed work aligned before floors or walls are closed. If you remain at home, define protected routes and safe usable areas rather than rely on a broad low-disruption claim.

HSE explains domestic client role arrangements under CDM. Agree who manages design coordination and construction safety, with relevant building-regulation responsibilities also checked separately. Define access, deliveries, protection, welfare and waste arrangements. The Environment Agency register provides a route to check a waste carrier; registration alone does not certify every disposal decision. Ask what removal and records are included, particularly if findings change the waste type. Keep the actual working arrangements in the agreed scope.

Agree payment stages, change approval and what happens when concealed defects appear. A room package and a whole-building project are different scopes. Ask how inspections and relevant completion documents are obtained, with final decoration and care instructions identified rather than assumed.
